Sod Installation and Seeding in Peoria, IL
New lawns and bare-spot repair, with sod for an instant lawn or seed for a lower cost. Either way, the soil prep under it decides whether it thrives or struggles in Peoria clay.
Sod or seed
- Sod: instant lawn, higher cost
- Seed: lower cost, takes a season
- Soil prep and grading first
- Fall is best for seed
- Watering plan included
Short answer
Sod or seed: which is better?
Sod gives you a finished lawn in a day, controls erosion on slopes right away, and can go in from spring through fall with enough water. Seed costs much less but takes a full season to fill in, and does best when sown in late August to mid-September. For small repairs, seed usually makes sense; for a whole new yard you want to use soon, sod does.
Can I lay sod in summer? Yes, but it needs heavy, daily watering in July and August heat. Spring and early fall are easier on new sod.

Prep
Soil prep for Peoria clay
- Clear and grade. Remove old turf and weeds, then grade so water drains away from the house. See drainage and grading.
- Loosen the soil. Clay gets tilled or loosened and, where needed, topped with good topsoil or compost.
- Rake smooth. A smooth, firm bed so sod lies flat and seed has good contact.
- Install. Sod laid in staggered rows with tight seams and rolled; or seed spread evenly and lightly covered.
- Water. Starting the same day.

Aftercare
Watering new sod and seed
| New sod | New seed | |
|---|---|---|
| First 1–2 weeks | Water daily, enough to soak the soil under the sod | Keep the surface damp with light watering 1–2 times a day |
| After rooting | Water deeper, less often | Once sprouted, water deeper and less often |
| First mow | When roots hold the sod down (gentle tug test) | When new grass reaches 3–4 inches |
Skip weed killers on new seed until it has been mowed several times.
Good to know
Things that kill new lawns
- Letting seed dry out after it has started sprouting. A single hot, dry afternoon can do it.
- Overwatering clay. Constant puddles rot seed and invite disease. Damp, not soggy.
- Fall leaves. A layer of leaves on September seed blocks light. Blow or rake gently, or mow with a bag once the grass is tall enough.
- Weed killers too early. Most harm new seedlings.
- Foot traffic. Keep kids, pets and mowers off until it’s established.
Starter fertilizer is allowed when establishing a new lawn in Illinois, even though the state limits phosphorus on established lawns.
FAQ
Sod and seeding questions
How much does sod cost in Peoria?
It depends on square footage, how much prep and grading the yard needs, and access. You get a written price after we measure.
What kind of grass do you use?
Cool-season grasses suited to central Illinois, typically tall fescue, Kentucky bluegrass or a blend, chosen for sun and shade.
Can you fix just a few bare spots?
Yes. Small repairs are usually seeded, or patched with sod in high-traffic areas.
Why did my new sod turn brown?
Usually not enough water in the first two weeks, or sod laid on hard clay without prep so roots can’t grow down.
